Cap-Ex

Partners Development Group has completed Value-add renovations in Georgia, Arkansas, Kentucky and North Carolina and in each of those communities we assumed the Cap-ex load to increase efficiency and ease the burden on the communities.

 

PDG’s approach to Cap-ex management is methodical and process driven. We endeavor to complete the work as planned, keep the owner and the communities informed, remain nimble enough to handle the occasional curve ball, and adjust as needed to meet the planned objectives.

Completing the Work

Cap-Ex work commonly includes many of the first impression items or improvements to life safety / building systems which are vital to day-to-day building function. When the need for correction exists, PDG is able to help assist with timely decision making and direction to give Owner’s and Operator’s the protection of getting the work complete, while verifying the expected quality level of the work itself.

Getting Dollars Spent on Time

Many Owner’s and Operator’s have requirements to deploy capital dollars amongst their assets on an timely basis. PDG’s experience in managing large Cap-Ex portfolios comes with an expertise assisting clients in spending the dollars on budget and on time to maintain investment covenants and allow for timely future planning in the natural business cycle.

Managing Exposures

Everyday, surprises happen in buildings that may or may not be a part of the existing Cap-Ex plan. Utilizing job cost budgeting and portfolio wide action plan resources to help manage the Cap-Ex process, PDG is exceptionally equipped to being nimble as surprises present themselves. This includes a timely response for correction as well as presenting action plans within larger portfolio budget’s to offset these exposures in the best interest of the client.
